Plumbing tends to get attention only when something's already failed, a burst pipe, a blocked drain, no hot water. Most of those failures give warning signs weeks or months earlier, and a short, regular maintenance schedule catches the majority of them before they turn into an after-hours callout.

Monthly checks (five minutes, no tools)

  • Look under sinks and around the hot water cylinder for damp or staining
  • Check taps and the toilet cistern for drips or a running fill valve
  • Test that outside gully traps are clear and grates are in place

Six-monthly checks

  • Test the pressure relief valve on the hot water cylinder by lifting the lever briefly
  • Clear gutters and downpipes, especially before autumn leaf drop

  • Flush a jug of hot water and detergent down slow-draining sinks
  • Check the toby and water meter box are accessible and not seized

Annual checks

  • Continuous flow gas units need an annual service to keep the burner clean and efficient
  • Set cylinder output to 60°C or above to control legionella, and use a tempering valve to deliver a safe temperature at the tap
