Plumbing in a school building takes far more daily use than in a home or office, and any disruption affects hundreds of students and staff at once. Toilet blocks, drinking fountains and kitchen fixtures need to hold up to constant use, and any significant work generally has to happen when the building is empty.
We do a lot of this work across Christchurch primary, intermediate and secondary schools, and the pattern is the same everywhere: plan around the term calendar, prioritise hygiene and safety, and keep disruption during term as close to zero as possible.
Working around the school term
Anything that takes a toilet block, kitchen or whole wing offline gets scheduled for the school holidays, not term time. That means booking works well ahead of the holiday period itself, since the same four two-week windows a year are in demand across every Canterbury school at once.
Smaller jobs, a dripping tap, a slow drain, a faulty sensor tap, can usually be done during term with minimal disruption, often after hours or during a single class period with the area cordoned off.
Typical holiday works
- Replacing worn toilet suites, urinals and cistern mechanisms across a block
- Retrofitting sensor or push taps to reduce vandalism and water use
- Upgrading old galvanised or copper pipework before it fails during term
- Hot water system replacement or upsizing for larger rolls
- Drain camera inspections and root clearing on older school sites with mature trees
Hygiene and high-use fixtures
Sensor taps, auto-flush urinals and durable stainless fixtures cut down on both water use and the amount of contact surface students touch, which matters for schools managing hygiene at scale. They also tend to survive high daily use better than standard residential-grade fittings.
Compliance and Building Warrant of Fitness
Backflow prevention devices, if the school has any specified systems, need documented annual testing to stay within the Building Warrant of Fitness. Gas appliances in school kitchens and any tempering valves controlling hot water temperature at basins also have compliance intervals worth keeping on file.
Keeping a simple compliance folder with test certificates and service dates makes the annual BWOF sign-off straightforward rather than a scramble.
Water temperature and scald safety
Hand basins accessible to young students should deliver water no hotter than 45°C to prevent scalding, usually via a tempering valve set close to the point of use. This is worth checking on any older school building where valves may have drifted out of calibration.
Working with your property manager or board
Most of our school work is coordinated through a property manager, facilities contractor or the board's nominated contact, with quotes and scope agreed well ahead of the holiday block so funding approval and scheduling aren't a last-minute rush.
